274 Deansgate - Manchester
Once Jennor had secured the prestigious ‘D & B’ internal refurbishment project of these central Manchester Offices, we set about finalising the finer points of design with the client by agreeing a specification that will provide the buildings staff with a modern, futuristic yet industrial looking office space.
Overall cost: £1,300,000.00
Location: Manchester
Project Brief:
We programmed our works to enable staff to go about their working day without any disruption by placing them on a lower vacant floor until our works were complete. With our clients approval, Jennor UK Limited extensively stripped out the existing interior back to its basic and original brick built shell to then implement our design which included exposed services & soffits and offered vast open spaces, with a light and airy ambience that would encourage employee communication and a feeling of wellbeing for all whom reside within these Offices.
Our extensive refurbishment included the following:-
- New Windows
- Boarded Ceilings
- Clean Brickwork
- New W.C.’s & New W.C. Block
- New Lighting
- New Partitioning
- Glazed Screens
- Air Conditioning
- Roof Balcony
- 2 No. Kitchens
- Horizontal Gain Doors
- Tweaking the internal shape of the Building
- New Ventilation
- New Electrics
- New Built-in Furniture
- New Data System Installation
- Amtico flooring
- Decoration
What the client had to say:
The Project at 274 Deansgate included the complete refurbishment of three vacant floors,
the common areas, external repairs, new windows and the CAT A office refurbishment of two
floors. The project involves a complex city centre location which involved managing the
general public, retail tenants, office tenants, Higher educational students and residents.
Jennor (UK) Ltd were required to work within a multidisciplinary team, including Designers,
Structural Engineers, Specialist Nominated Sub-Contractors, Facilities Managers from Avison
Young and the presence of the client located in the building. Complex measures were
implemented to manage the construction works, especially in regard to Public Protection.
Jennor (UK) Ltd were the principal contractor and delivered the project within the contract
programme whilst dealing with extensive client changes.
I have no reservation in recommending Jennor (UK) Ltd to act as Principal contractor for
works undertaken within complex environments, stakeholder engagement and working
within multidisciplinary teams.
